POLICIES & PROCEDURES: *****MINIMUM AGE REQUIREMENT OF 25 YEARS OLD***** 1. CHECK-IN/CHECK-OUT- Check-in time is at 4:00 pm and check-out is at 11:00 am, unless otherwise authorized by the Owner and/or Manager. 2. MAXIMUM OCCUPANCY- The maximum number of guests is limited to ten (10) adults and children due to being on a septic system. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking, unless authorized by the Owner and/or Manager prior to booking. All guest names must be submitted prior to confirming your reservation. 3. TRASH- All trash is to be bagged and put in waste bins provided on the side of the property in front of the gate. 4. PETS/ANIMALS- Pets/animals are not permitted. We have plants in our backyard that are POISONOUS and TOXIC to pets/animals. 5. PARTIES OR EVENTS- There is to be NO LOUD GATHERINGS. 6. NOISE- It is essential that all outdoor entertainment and noise must be kept to a minimum by 9:00 pm out of respect for the neighbors. In accordance with the local noise ordinance, any excessive noise is prohibited at any time. If neighbors complain about noise and/or police are called, this will be considered a violation of the reservation rules and will result in immediate cancellation of the booking as well as guests forfeiting their security deposit $500. 7. SMOKING- There shall be NO SMOKING inside the property. Smoking is permitted only in the patio area and outside. If smoking is found to be inside the property, guests forfeits their security deposit of $500. 8. INSPECTIONS- Owner and/or Manager has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to due process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of the agreement. 9. RESERVATION/SECURITY DEPOSIT- A reservation/security deposit is required to reserve the house. The refundable deposit automatically converts to a security deposit upon arrival. The deposit is NOT applied toward rent however, it is fully refundable on or before fourteen days of departure and will be refunded in the same manner it was paid provided the following provisions are met: a) No damage is done to the property or its contents. b) All debris, rubbish and discards are placed in the trash can and soiled dishes are placed in the dishwasher and cleaned. If the unit is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately. c) No linens are lost or damaged. d) The occupancy limit of the house is not exceeded at any time unless approved in writing in advance. e) There are no Police or Code Enforcement Actions. Items 2, 3, 4 and 5 are adhered to and there are no violations of house rules as posted in the house. 10. FAILURE TO VACATE- If you fail to vacate the Property on or before the termination of this Agreement, you shall pay for the period of your holdover a sum equal to two (2) times the daily rate for your Property, or the maximum sum as provided for by the state law, whichever is less. The daily rate for your Property shall be calculated by dividing the monthly Rent by the number of days in the applicable month. 11. HOUSE PHONE- There is no home phone. 12. CABLE TV- There is no cable. All TVs are Smart TVs. You have free access to Hulu, Disney+ and ESPN+ in the living room and free access to Hulu and Disney+ in all the bedrooms. You may log-in with your own username and password to access other apps that are available. 13. INTERNET/WIFI- High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 14. A/C SYSTEM- Tenant agrees that Air conditioning shall not be set below 70 degrees and heat shall not be set above 75, and that the fan setting shall be "Auto." Doors and windows shall be closed when either heat or air conditioning is in operation. 15. POOL & HOT TUB- It is the tenant's responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool & hot tub. Tenant agrees to have responsible adult supervising minors while they swim in the pool. Tenant is hereby notified that the pool & hot tub can be dangerous, and the tenant accepts fully the risks involved. Tenants are further notified to be cautious when exiting the rear of the home as the pool & hot tub are open and are close proximity to the entryways and can be a hazard. There are no rails to prevent a fall into the pool & hot tub. 16. LOST & FOUND- Items left behind by the tenant shall become the property of the Owner. 17. ALTERATIONS- You may not make alterations or other additions to the property, including but not limited to painting /decorating/altering any fixtures, appliances, devices, or signs without written consent. Any alterations, additions, or fixtures which are made or installed after you have received our prior written consent will remain a part of the property, unless we specifically agree to direct otherwise, and we shall not be obligated to reimburse you for any such alterations, additions and fixtures unless we specifically agree otherwise in writing. Tenants will be required to reimburse the Owner and/or Manager for any costs incurred to bring the property back to the same form the property was in when the tenant took possession. 18. SUBLETTING- The tenants shall not sublet the property. 19. OUTAGES- We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. 20. WEATHER- There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 21. REFUNDS- There shall be no refunds of rents because of shortened stays or ruined expectations due to work or family emergencies or other commitments. 22. FIREWORKS- Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property. 23. HOME USE- Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits. 24. NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We provide starters for toilet tissue, paper towels, dish soap & pods, garbage bags and laundry detergent and charcoal for the grill. 25. FALSIFIED RESERVATIONS- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in or subject to a lock out of the property. 26. WRITTEN EXCEPTIONS- Any exceptions to the above-mentioned policies must be approved in writing in advance. 27. PARKING- The Guest must park within the property either in driveway or on the grass. Any on street parking shall be limited to one side of the street and kept off of anyone else's property. Through access must be maintained on the street. 28.
